Clark’s Market to Anchor Exchange at Boulevard One in Lowry
Confluent Development, and its project partner, Kelmore Development, have announced Colorado-based specialty grocery store Clark’s Market as the co-anchor tenant for the Exchange at Boulevard One mixed-use redevelopment in Lowry.
This Clark’s Market location represents the store’s seventh location in Colorado and the brand’s entrance into the Denver market, occupying approximately 25,000 square feet of custom-built grocery space that will offer natural, organic and gourmet products to the Lowry, Crestmoor and Hilltop neighborhoods. Clark’s Market is planning for a grand opening at Exchange at Boulevard One in the first half of 2022.
“Exchange at Boulevard One has shown meaningful momentum, despite a year of unprecedented challenges in the retail space due to the COVID-19 pandemic. To not only maintain, but spur, leasing activity for a mixed-use property during this time speaks to the confidence our partners and tenants have in this project, the viability of the concept and the strength of the surrounding community,” said Nick Kitaeff, development director at Confluent Development. “Clark’s Market brings 40 years of trusted and specialized products and services, drawing upon its stable network of local stores across the western slope and Colorado’s mountain communities. Each store has its own personality based on the community where it resides, and this is an approach that is perfectly aligned with how we select our retailers. This is a customized project that will become part of the fabric of the Lowry community and cater to the preferences and needs of its residents. We are eager to help introduce Clark’s Market to new opportunities in the Denver market.”
Inspired by the legacy of the former Lowry Air Force Base and the role the redevelopment project plays within the 70-acre Boulevard One neighborhood, the design of Clark’s Market borrows from the architecture of the Lowry Air Force hangars. The building will feature a base of glass and brick, with the barrel vault of the hangar inverted to create a simple design with dynamic curves planned specifically for the pedestrian experience.
The project partners are also pleased to announce additional tenants that will be joining the mixed-use redevelopment, including: Pacific Dental Services, I Scream Gelato, F45 Training, Mountain View Pain Center, and Blue Sky Nails & Lash.
Throughout the past year, Exchange at Boulevard One has shown meaningful momentum with leasing activity remaining strong as the project is now more than 65 percent leased to a mix of retail, fitness, restaurant and health services tenants.
